The Application Process

  1. After we talk on the phone, you will be emailed the "Application to Rent or Lease.pdf". Please fill out and email back this completed form.
  2. You will be asked to email a scanned copy of your current Driver's License, State Identification Card, Military Identification Card or Current Passport. We need to make sure you are who you are representing yourself to be. You can email me these things or mail this information to our P.O. Box if you’re worried about sending sensitive information over email. If you look like the photo on your I.D. and your I.D. name matches what’s on your application to rent, then we’re good to go. 
  3.  At this point, we will need you to supply us with a recent copy of your credit report. We don’t procure them anymore because we would have to charge people $40.00-$50.00 depending on what service we use. Most people can now procure their own copy for free from any one of the three major credit reporting agencies. They must supply you at least one a year if you ask for it, free of charge. Experian (www.experian.com), Equifax (www.equifax.com) or TransUnion (www.transunion.com) will be able to help you with your free credit report. The full report you supply us must display your credit score.
  4.  We will also need a copy of your most recent bank statement showing your current balances on hand. Your name must be on the bank statement. We just need to see that you have enough money on hand and the ability to pay your rent going forward. You can redact all account/routing numbers on the statement.

  There is no application fee. I should be telling people that. The “Application to Rent or Lease.pdf”  is a standard form from the A.O.A. (Apartment Owners Association), so I need to remind people not to panic about the fee part section.   


I will review your completed application and materials that we have requested when you send or email them all in and let you know what the next steps will be.  

Final Application Selection Process

At the end of the application process, we typically end up with a number of very qualified candidates. This is the difficult part for us, choosing who to award the lease contract to amongst all of the equally qualified candidates we end up with.


If you are one of these candidates and  you really want to seal the deal, you can provide, although not required, recent pay stubs from your job to show us steady income. This is not a requirement because we know lifestyles of people are such that not everyone holds down a steady (traditional) job. Income comes from many places and we understand that. I only tell you this if you want to jump in the front of the line of the other applicants. But it’s your call.  


In rare instances when all left in the selection process are equally qualified, we will allow "Best Offer" practice. You will be allowed to directly bid against your competition by offering either to sign a longer term lease or pay a higher monthly rent than what is being asked. 


This doesn't happen too often, but when it does, we feel that giving control to the applicant is the best course since it allows them to drive the decision process at this critical stage.
